We've launched a public consultation on plans to deliver up to 220 new energy-efficient family homes at our site at Rossfield Park, Ellesmere Port.
Rossfield Park, a former industrial site, has been the subject of major regeneration spearheaded by Peel L&P over the past few years. The area has seen over 300 homes delivered by other major housebuilders including Persimmon and Anwyl Homes. Northstone’s plans now represent the final piece in the puzzle.
The site has already been identified by the council as a sustainable location for the delivery of new homes. In 2005, Peel L&P received outline planning permission for up to 500 new homes at Rossfield Park. Northstone, part of Peel L&P, has since acquired the final phase of the site and is preparing a full planning application for up to 220 new homes.
Our proposals include a range of houses to suit the needs of local people, from starter homes to larger family homes as well as options for those looking to downsize. Our strategy is to lead with a thoughtful and modern design both inside and outside with insulation levels above the current building regulations requirement, smart energy-saving technology to help residents save money on their fuel bills and industry-leading home broadband connectivity. Pedestrian-led streets will help to reduce traffic speeds and help create a sense of community.
Our plans for Rossfield Park will complement the local environment, by retaining and enhancing the well-established Jacks Wood with a long-term management plan, improved walkways, signage and areas for exercise and relaxation. We will ensure considered planting through the scheme including looking after trees and hedgerows to encourage birds, bees and insects.
A children’s play area and other pockets of green space will be created within the site, along with improved pedestrian and cycle links for the existing community
It is anticipated that the delivery of new homes at Rossfield Park will benefit the local economy with new residents likely to lead to an increase in footfall and spending within local shops and businesses. New employment opportunities will be created on-site during the construction phase both directly and indirectly through the supply chain. Cheshire West and Chester Council will benefit from an increase in council tax revenue generated from the new homes, and receive a New Homes Bonus payment, which is an incentive payment from the Government to councils to support the building of homes. This money can be used to support and invest in vital public services.
