Public consultation launched on plans for new family homes in Bolton

We are inviting the public to provide feedback on our plans for up to 117 high quality energy-efficient new family homes at Garnet Fold, Bolton.

Land at Garnet Fold, located off St Helens Road (A579), is allocated for residential development in Bolton Council’s adopted Local Plan. The plans will include a mix of housing types and sizes to suit the needs and requirements of local people, including first time buyers, families and those looking to downsize to a smaller property. 

As with all Northstone developments, homes at Garnet Fold will be led by thoughtful and modern design both inside and outside with increased insulation and smart energy-saving technology to help residents save money on their fuel bills and industry-leading home broadband connectivity.

Pedestrian-led streets will help to reduce traffic speeds and help create a sense of community. The site will feature improved footpaths and cycle links for the existing community and new trees, plants and hedgerows will encourage birds, bees and insects to enhance the environment.

Homes at Garnet Fold will be spacious with open-plan layouts that can be adapted and partitioned to suit the changing needs of residents. They will also feature large windows to fill rooms with light and secure boxes for deliveries to be deposited. A number of homes will also benefit from a garden room, suitable for storage or use as an office.

The delivery of new homes at Garnet Fold will help to provide a boost to the local economy. New residents will increase local spending within nearby shops and businesses. The scheme will lead to the direct and indirect creation of new employment opportunities during the construction phase. The new homes will also generate council tax revenue which will benefit Bolton Council. This money can be used to support and invest in vital public services.

Our proposals for Garnet Fold will deliver this vision whilst also ensuring that the scheme is sensitively designed to complement the surrounding residential areas and countryside. 

“Prior to submitting the planning application to the council, we’re asking for feedback from local residents which will help to shape our final plans. All feedback received will be considered and will help to develop our final proposals before a planning application is submitted.”
