Northstone is inviting the public to provide feedback on its proposals for up to 268 new homes at the former Pemberton Colliery site off Smithy Brook Road, Wigan.
Wigan Council previously unanimously approved an outline planning application for residential development at the former Pemberton Colliery site and Northstone, part of Peel L&P, is now preparing to submit a reserved matters application, which will address the design, layout and scale of the development.
The plans will include a mix of house types and sizes to suit the needs and requirements of local people, including first time buyers, families and those looking to downsize.
The proposals for the former Pemberton Colliery site will deliver thoughtfully designed, modern homes. Each home will be equipped with increased insulation and smart energy-saving technology to help residents save money on their fuel bills and industry-leading home broadband connectivity.
The proposals will also deliver a significant amount of green open space, including a central village green, for the benefit of both new and existing residents. In addition, a new link road will be built, which will connect Billinge Road to Smithy Brook roundabout, and will form part of the wider M58 link road development scheme which is already underway.
Walking and cycling is promoted throughout the site through new and improved footpaths and cycle links. The pedestrian-led streets will help to reduce traffic speeds, creating a safer community. New trees, plants and hedgerows will encourage birds, bees and insects to enhance the environment.
The spacious homes will feature open-plan layouts that can be adapted and partitioned to suit the changing needs of residents. They will also feature large windows to fill rooms with light and secure boxes for deliveries to be deposited.
The local economy will receive a boost as new residents increase local spending within nearby shops and businesses.
During the construction phase, the scheme will create new jobs and new homes will also generate council tax revenue which could be used to support and invest in vital public services.
